Free marketing opportunities are all around you
A lot of new people getting into the real estate investment business have a hard time implementing effective marketing due to one main obstacle…money. It is true that most of the tried and true marketing techniques that investors use do require you to spend some money. Whether its buying bandit signs, postage stamps, stationary, lists, etc traditional marketing does require some capital. However, that is no excuse for your business not to have any marketing. After all, a business without marketing really isn’t much of a business. So the big question is what are some FREE marketing techniques you could use to find deals and get some properties in your pipeline?
I will briefly go over two very simple yet effective ways to market your business for FREE. One way is so simple, yet overlooked by many. The answer is NETWORKING. All this means is talking to people. Who do I talk to you may be asking? Everyone and anyone who will listen. Go to your local REIA and talk to people. Get to know the players in the real estate game in your area. Tell people at work exactly what you do, tell your waitress, or your hair dresser, or the people at your church. It doesn’t really matter who you tell, the important thing is to tell somebody. You’ll be amazed at how word spreads like wild fire.
The second free marketing technique has to do with that well known riddle – What is black and white and read all over? A newspaper! As you get your first deal call or email your local newspaper and suggest that they cover your flip or your company and its services. You may be thinking, why would they want to do that? You should be saying why wouldn’t they want to do that? Many smaller local newspapers cover simple stories all the time. They cover the high school talent show, the tee ball game, and the dance recital, so why wouldn’t they want to cover the local real estate company that is rehabbing that old run down vacant property downtown and turning it into a beautifully remodeled home once again. Plus think of how many people can benefit from knowing that such a company exists right in their own town. You never know who is struggling with mortgage payments, or who is in the middle of a divorce and needs to sell their house fast. So let the newspaper tell the town all about you and your company for FREE. This is a great marketing technique and is grossly under utilized.
Sit down and brainstorm what are some other ways you could get your message out for free. You’ll be surprised how many ideas you come up with.
