Virtual Tours turn your real estate listing photos into panoramic images that give home buyers and sellers an online preview of the property. Virtual tours or still photos are used only to entice a prospective buyer to see a house. Virtual tours have been used to showcase high-end listings but they’ve become more popular for the median priced home as well. Buyers are attracted to virtual tours because if they would just normally pass over a home, they will take the time to watch a tour.

Today’s buyers want complete and total transparency. They want to see everything. They want as much information as possible to make their decision as to whether to set up an appointment to view the property, or just skip to the next listing. Buyers want complete and total control over their search. Realtors who attempt to ‘control’ what a buyer sees (or doesn’t see) is missing the point with today’s customer. That’s not how they shop and that’s not how they use the internet. Virtual tours is a catch all term, it means many things to different people. Look at virtual tours as additional content. If done by a professional, the content will include both stills and pan photos. Wide views provide an insight to the floor plan, and feature close-ups. This photo content will include external photos of the curb view and extent of the backyard, plus a few different angles of the home. A good photographer will include some photos that evoke emotions. The tour will be crisp with a minimum of load time. When all of this is added together you have a good virtual tour, and it brings traffic to the home and to the realtor as well.

Also, try to provide professional, full screen, wide angle photography, high definition, fully narrated, walk through video tours, and a dedicated multi-page website – for each and every one of the listings – regardless of the property’s price. Put as much information out there as possible. Provide truthful, honest and complete information, not just a ‘tease’ to trap buyers into calling you. I’m sure you don’t want to waste your time, a buyer’s time or the seller’s time with wasted appointments. It does a disservice to everyone involved. So if you’re looking to impress prospective buyers, try to invest in a virtual tour.
