Another effective way to market a house for sale is through direct mail marketing. In order to have a successful real estate career, it is essential for real estate agents to effectively reach their customers and prospecting clients. So be sure that your direct mail marketing campaign competes against the mailers of top-producing agents and that it delivers an effective, targeted message. There are 2 types of direct mail marketing: neighbor letters and postcards/flyers.

There are many versions of the neighbor letter. One is the “choose your neighbor” campaign. The best way to distribute the letters is to hand deliver them. Knock on doors and speak with the residents in person. They will be more prone to keep you and the property you’re trying to sell in mind if you make the conversation interactive. As a professional or an investor, your time is valuable so its better to personally deliver the letters to immediate neighbors, the 10 closest houses for example, and then mail out the rest.

If you’ve been practicing real estate for any length of time, you have probably encountered postcard marketing in some form or fashion. Real estate agents use postcard marketing for a number of reasons, which includes postcards being more cost-effective, versatile and targeted. There are 3 steps to a successful postcard marketing campaign. First is to identify your audience; second is to create your audience statement; and third is to determine your objective. Remember to use the postcards to generate a response from recipients by creating a compelling message with a strong offer.

Also do not forget to include your website address on every piece of your direct mail. Carry the look and feel of your direct mail through to your website and into every other piece of marketing you create. A strong graphical continuity across all of your marketing materials will dramatically increase the effectiveness of your entire campaign. Send mail to the right target, the right number of times with the right message and you will see big results.
