Tools for FSBO Sellers
There are some homeowners who opt to sell their homes by themselves and they are called For Sale By Owner Sellers or simply known as the FSBO Seller. FSBO Sellers sell their homes without representation of a realtor or real estate agent. So as FSBO Sellers, they must pursue every avenue available to their disposal in order for their home to get maximum exposure. With all the money they will be saving over hiring an agent, they can spend a big chunk on advertising. So if you are an FSBO Seller you must first figure out your target audience and concentrate on getting your message to them. If you do your internet marketing right, it will surely help sell your home quickly without paying any standard commission.
So here are some tools for FSBO Sellers to use:
1. There are Fee-Based Websites Available to FSBO Sellers.
Using fee-based websites, your property will surely gain wide exposure. You don’t have to pay a Realtor’s commission. And most FSBO sites provide a wide array of services, which includes contracts and forms, home selling guides, pricing assistance, printable flyers and information about the neighborhood. But you also have to remember that you are responsible for seeing your property through to close. Sign up for a package that includes MLS so you won’t lose out on a ton of very qualified buyers.
2. Craigslist.com (Free Websites Available to FSBO Sellers).
Real estate advertising is being changed by online classified websites like Craigslist.com. Craigslist is a global marketplace, which is broken into local segments. Craigslist gets a huge amount of local traffic everyday and it’s actually within the Top 50 in Alexa website traffic ranking. Like the way newspaper classifieds are organized, your property will be posted under the ‘Real Estate for Sale’ section. And best of all, Craigslist is free and very easy to use. Once you have posted your property for sale, it will remain active on Craigslist for 45 days. Just make sure to post a very inviting ad of your home for sale.
3. Individual Property Website.
You can have a website created for you property too if you want buyers to view your property only. Buyers love individual property sites because they often include a great deal of information about the property that is for sale like the floor plan, disclosures, property photos, maps, etc. Remember that an individual property website must always include a virtual tour. Include more photos and go into greater detail about the property. And don’t forget to market your website everywhere.
